RLDA Initiates Bidding Process for Boulevard Road Railway Colony Redevelopment
The Rail Land Development Authority (RLDA), mandated by Indian Railways for the development of railway land, has announced the commencement of bidding for the lease and redevelopment of Boulevard Road Railway Colony in Delhi. Spanning approximately 2.156 hectares (21,568.35 sqm), the prime land parcel will be leased for a period of 99 years, with a reserved price set at INR 318 crore. This initiative aims to transform the existing residential bungalow zone into a modern, integrated urban space in alignment with Delhi’s Master Plan and Development Control Regulations.
The Boulevard Road Railway Colony is strategically located along Lala Hardev Sahai Marg/GT Karnal Road, boasting proximity to key infrastructure such as the Tis Hazari Metro Station and the Rani Jhansi Flyover. Access to the site is facilitated via Lala Hardev Sahai Marg, featuring a divided carriageway with a generous Right of Way (ROW) spanning approximately 30 meters. The site is surrounded by private residences to the east, DDA Flats to the west, and is bounded by Lala Hardev Sahai Marg, Tis Hazari Metro Station to the south, and Victoria Girls Senior Secondary School & Tirath Ram Shah Hospital to the north.
The redevelopment project holds significant potential, supported by a permissible Floor Area Ratio (FAR) of 16,176.26 sqm. This allows for substantial development within the allocated area, enhancing urban infrastructure and residential amenities in the heart of Delhi.
Key dates for the bidding process include a pre-bid meeting scheduled for July 19, 2024, and the deadline for e-bid submission set for August 23, 2024, by 15:00 hrs.
